WESTON'S former TJ Hughes site is back up for auction.

The long-vacant building on 17-21 High Street went up for auction earlier this year in February with property agents and auctioneers David Plaister.

Bidding, led this time by Connect UK Auctions, commences at 12pm with closing bids at 1pm, Wednesday, April 17, 2024.

It will have a guide price of £1,500,000.

Planning permission has already been secured to create 40 contemporary residential apartments, as well as four ground-floor retail units and the creation of ten dedicated parking spaces.

The Connect UK Auctions' blog about the property reads: "Weston-super-Mare, a picturesque seaside town nestled along the southwest coast of England, is not only a haven for holidaymakers seeking sun, sand, and sea but also a beacon of opportunity for savvy investors looking to capitalise on its charm.

"At the heart of this vibrant coastal community lies an exciting prospect—a prime freehold development site formerly occupied by the renowned TJ Hughes store.

"With full planning permission already secured for a lucrative mixed-use development, this property, to go to auction on Wednesday, April 17, is poised to redefine the landscape of Weston-super-Mare’s urban scene.

"This property boasting full planning permission, under reference number 23/P/0985/FUL, presents a rare opportunity to realise a dynamic vision that seamlessly blends residential and commercial spaces.

"The approved plans encompass the construction of 40 contemporary residential apartments, catering to the growing demand for housing in this thriving coastal locale.

"Complementing the residential development are four ground-floor retail units, set to inject vitality into the local economy and provide residents with convenient access to essential amenities.

"Moreover, with provision made for ten dedicated parking spaces, the development addresses the pressing need for efficient parking solutions in urban environments, ensuring convenience for both residents and visitors alike.

"As the auction date of Wednesday, April 17 approaches, the opportunity to acquire this prime development site beckons.

"Investors, developers, and entrepreneurs alike are invited to seize the chance to shape Weston-super-Mare’s urban landscape and contribute to its ongoing evolution.

"With full planning permission already in place and a wealth of potential waiting to be unlocked, this property represents a compelling investment proposition with boundless possibilities."
